House Rules for Crystal River Retreat Welcome to your Lake Conroe getaway! Treat our pet-friendly home like your own, and let’s ensure a relaxing stay for everyone. Please read and acknowledge these rules as soon as your booking is confirmed. General Guidelines Respect the Space: Enjoy our cozy retreat as you would your own home. Please note that commercial use (e.g., photo shoots, weddings) or special events require prior approval. Guest Count: In your reservation, list all guests (including day visitors). Undisclosed guests may incur a fee or have their reservation terminated. No Parties: Please keep the vibe calm to respect our neighbors. Parties or unapproved events will result in reservation termination and potential damage fees. Smoke-Free & Drug-Free: No smoking, vaping, or drugs inside or in common areas. Violations incur a $500 fee, plus the cost of odor removal. Damaging interior: Guests will incur fees for excessive soiling of carpets or any other interior items, including, but not limited to, the mattress, bed sheets, linens, pillowcases, and other similar items. Our fees cover regular cleaning, but not for pet or human waste. Quiet Hours: Please keep the noise level low after 9:00 PM. Excessive noise or complaints may lead to a $500 fee or reservation termination. To respect our neighbors, we will monitor the noise level inside and outside the house. In the driveway, there should be no loud talk, yelling, or any other unwanted behavior. Do not loiter on other people's property; stay within the designated area of the property. No Open Flames: Candles and other open flames are not permitted inside for safety reasons. Booking & Check-In Age Restriction: Primary guests 21 or younger must get pre-approval before booking. Unapproved bookings may be canceled. Check-Out: Please depart by 11:00 AM to allow cleaning for the next guests. Late check-outs (20+ minutes) incur a $50 fee or extra night charge unless pre-approved. Please request early check-in or late check-out in advance. Pets Pet Policy: Pets are welcome, subject to a pre-approved fee. Please notify us of the breed, number, and any aggressive behavior (including service animals). Pets must stay off furniture and beds, and owners are responsible for cleaning up any waste. Non-approved pets incur a $500 fee, and guests are responsible for any pet-related damages. Safety & Property Care Exterior Cameras: Three cameras (doorbell, backyard, and driveway) facing outward ensure safety and record motion-activated video. Parking: The driveway accommodates up to 4 vehicles, with space available for a boat or RV. The garage is not available for guest use. Maintenance: Report issues immediately. We’ll promptly fix problems within our control. However, no refunds are offered for issues we resolve quickly or external outages (e.g., power or internet issues). Guests are responsible for covering the costs of any repairs resulting from damage they cause. Nature: Our Lake Conroe retreat may have bugs (e.g., mosquitoes, ants, flies) despite regular pest control. Keep doors closed and store food properly. There are wildlife and animals near the property. Please feel free to contact us via the booking platform with any concerns. Note that there are no refunds for natural encounters. Guest Responsibility We only provide an initial set of supplies for a minimum 2-night stay. Anything beyond that is your responsibility. Liability: Guests acknowledge and accept responsibility for any accidents, injuries, or illnesses that may occur on the property. Consider personal insurance for protection. Have Fun! Guests will have access to the whole house, including the backyard, except the garage.
